Parking

There are two homes in this neighborhood numbered 35. Your home is the second one. Please look for the sign on the front porch column that says Luxify Vacation Properties—that’s your home.

Guests may access the property via the driveway and private garage.

On-site parking accommodates up to three vehicles. The 4th parking space is reserved for the LSV (low-speed vehicle). You’re welcome to move the LSV into the driveway and park it in the garage, which then leaves three parking spaces available for guest vehicles.

Please note that parking is tight and spaces are smaller.

Standard SUVs and compact vehicles will fit, but larger vehicles may not. If you are traveling with a large vehicle and need overnight parking suggestions, please contact us in advance—we’re happy to help.

Street parking is not allowed and is enforced by the HOA. Vehicles parked on the street are subject to towing. All surrounding streets fall under HOA regulations.

NO boats, trailers, passenger vans, RVs, scooters, or motorcycles or similar vehicles are permitted per HOA rules. 

Access Codes & Arrival Instructions

On the day of your arrival, we will send you the door access code for your keyless entry and arrival instructions.

This will be sent via text and email once our cleaning and sanitization team has the house fully prepared for your arrival.

We will activate your key code before arrival, which will be the last 4 digits of the phone number provided for the reservation.  This will allow you to check yourself in to the property.

Early check-ins are not available for this property on same-day arrivals. If guests are departing the morning of your arrival, we must allow our cleaning and inspection team the full window to prepare the home.

If the property is finished before 4:00 PM, we’ll immediately text you your arrival code and check-in instructions. Otherwise, check-in will be at 4:00 PM as scheduled.

Once you arrive, please do a thorough walk-through and let us know right away if  there is anything that needs attention.

To ensure the comfort and functionality of our plumbing system, please adhere to the following guidelines:

Toilets: Only flush toilet paper. Dispose of items such as sanitary products, wipes (even those labeled as flushable), paper towels, and other non-biodegradable materials in the waste bins provided.

Sinks and Drains: Avoid pouring grease, coffee grounds, or large food particles down the sink. Use the kitchen waste bin for food scraps and the grease container provided for oils.

Improper disposal can lead to blockages and costly repairs. Your cooperation helps maintain a pleasant stay for everyone. Thank you for your understanding.

Private Beach Access

Beach Access

This home is just a 4-minute walk to a deeded, private beach access.

From Long to Sea, head toward E County Hwy 30A and turn right. Then turn left onto Sea Turtle Drive. (A wristband is required to access the gate.)

Walk through the neighborhood as the street begins to gently curve left. Look for a narrow path that leads to the boardwalk, which will take you directly to the beach.

This beach access is in between 68 & 98 Sea Turtle Drive and is a favorite for its convenience and beauty.

Please note that this is not a public beach access, and showers and restrooms are not available.

Beach Gate Access

You’ll find a wristband inside the home that is required to access the beach gate. Please keep it with you during your stay and return it at checkout. A $200 fee applies if the wristband is not returned.

Private Pool Info

Saltwater Plunge Pool Guidelines
No diving or jumping is permitted.
Children must be supervised at all times while in or around the pool.
No glass is permitted in or around the pool area.
• Please shower before entering the pool, especially after the beach.
• Do not add soaps, bubbles, oils, or any other substances to the pool.
• Pool furniture should remain in the designated pool area and not be placed in the water.
• Please be mindful of quiet hours and neighboring homes when using the pool.

Pool Alarm Notice (Important)
For safety, the door leading to the backyard and pool area is equipped with a pool alarm. The alarm will sound very loudly as soon as the door is opened. A button is available to temporarily silence the alarm, however it will reactivate automatically and will continue to sound if the door is left ajar. This alarm cannot be fully disarmed at any time during your stay.

Saltwater Plunge Pool Heat
Pool heat is offered seasonally and is available for $60 per day. Please contact us ([email protected]) in advance if you’d like to add pool heat to your stay.

Complimentary LSV (low-speed vehicle)

LSV (Low-Speed Vehicle)

You’ll find the LSV key inside the home. Please keep it with you during your stay and return it at checkout. A $200 fee applies if the key is not returned.


Important Notice

Luxify Vacation Properties is NOT responsible for tickets, repairing, towing, or replacing the LSV due to neglect, illegal parking, or misuse.

Drivers of Low-Speed Vehicles (LSVs) who do not adhere to the requirements outlined below are subject to receiving a Uniform Traffic Citation and/or having their LSV towed.

Complimentary Bikes

Bike Waiver

To use the complimentary six adult cruiser bikes at the home, a bike waiver is required.

Please email [email protected] and request a bike waiver for 35 Lake Vista Lane, Santa Rosa Beach, FL 32459 (Luxify Vacation Properties).

Once the signed waiver is received, the vendor will send you a code to unlock the bikes. We strongly recommend completing this step prior to arrival. Please note that Luxify Vacation Properties does not have access to the bike codes and is unable to provide them.

*Important Note Regarding Bike Locks -- Guests are responsible for locking each individual bike to the bike rack after each use. This is important so that the bikes do not go missing or get mixed up with other surrounding property bikes. There is a fee of $65 per missing bike that will be charged to the guests for any missing bikes upon check-out inspection.

What items are provided?

Wifi

ComplimentaryWiFi is available in each of our homes.

Kitchen

Kitchens are stocked with a full size bottle of free & clear dish soap, full size container of dishwasher pods, full size box of trash bags, full size Clorox free & clear disinfectant spray, full size of Clorox free & clear wipes, two roll of paper towels, and one sponge and kitchen towel. Our kitchens are fully stocked and include dishes, silverware, glassware, and stemware (2 per the maximum number of guests). Pots, pans, chef knives, cutting boards, all proper cooking utensils, a can opener, blender, wine opener and other kitchen essentials.

We provide coffee bar essentials depending on what coffee maker is each property. For example, if there is a Keurig, we will include a varitey of Keurig coffee pods. If there is a regular coffee maker, we will include a bag of coffee grounds. If there is a Nespresso machine, we will include a variety of Nespresso pods.

Bathroom

Each bathroom includes one set of travel sized toiletries, including a shampoo, conditioner, body wash, bar soap and lotion. Each bathroom also includes two rolls of toiler paper. Each bathroom comes with a hairdryer.

Bedroom

Each bedroom is equipped with high-quality luxury linens, duvet inserts and covers, and pillows for each guest. The beds are protected by mattress encasements and mattress protectors. Closets include hangers for your convenience. Bath and face towels are provided and will be placed on the respective side of each bed.

Laundry Room

Each laundry room includes a full size container of free & clear detergent pods and a box of free & clear dryer sheets. An iron and ironing board, vacuum, mop and broom are also included.

Other amenities are dependent on the market and type of home. Please refer to your property listing.

Can I ship items to my vacation home ahead of my arrival?

You may not ship items to the property address.

If you would like to ship items, please contact us at [email protected] and we will be happy to provide a local address to send your package or delivery to. Or you can use the nearby UPS store.

Can we purchase items found in your rentals?

Yes, absolutely! Many of our guests fall in love with the Nectar mattresses found in some of our homes. If you would like to purchase one for your own home, please let us know. We are also actively adding other premium items to our shop. Make sure you ask us how you can "shop our home"!

Are beach chairs, beach towels or beach toys provided? 

Our 30A beach rentals include backpack beach chairs, umbrellas, and beach towels. Please note that we do not provide one item per guest due to limited storage space in our properties. While we strive to maintain these items, salt water and sand can cause wear over time. Please report any items that need to be replaced.

Are concierge services available?

There is a pack-n-play and a highchair located on the 2nd floor.

To respect the homeowner and neighboring properties, we strictly enforce the maximum number of guests as listed in your property description. Additionally, to comply with county regulations and laws, events are NOT allowed under any circumstances. Thank you for your understanding and cooperation.

Safety & House Rules

Emergency/911

For emergency services (ambulance, police, fire) please immediately call 911. Do not delay if you feel an emergency situation has arisen. 

There is a fire extinguisher located in the kitchen and on each floor. A first-aid kit is also available and located under the kitchen sink.

In case of a fire:

1. Exit the property as quickly as possible

2. Ensure that all persons are accounted for

3. Dial 911

House Rules

1. Residential Community Respect
Our home is located in a residential neighborhood. While this area welcomes visitors, many of the surrounding homes belong to full-time residents. Please be mindful of their privacy and maintain a peaceful environment throughout your stay.

2. Events & Gatherings
Events, parties, and large gatherings are not permitted at this property. If you have a special request or believe you may need an exception, please contact us in advance for homeowner approval.

3. Quiet Hours: 10:00 PM – 8:00 AM
To respect the community, all outdoor activity and noise should be kept to a minimum during these hours. Please move conversations, music, or gatherings indoors once quiet hours begin.

4. Accidental Damage
We understand that accidents can happen. If anything breaks, please notify us right away so we can address it promptly.

For small, minor items, we typically do not charge.

For larger items (such as electronics or furniture), we will review the damage with you and agree on next steps before checkout to avoid any confusion later.

5. Smoke-Free Property
Smoking of any kind—including cigarettes, cigars, pipes, e-cigarettes, and vapes—is strictly prohibited inside the home or on the property.

Any violation will result in a $500 fee, plus the cost of steam-cleaning and deodorizing.

Violations may also result in immediate eviction with no refund.

6. Pet-Free Property
While we love animals, this home is kept pet-free to protect guests with allergies.

Unauthorized pets will result in immediate eviction, a $150 unauthorized pet fee, and an additional $500 charge for cleaning and deodorizing.

Any pet-related damage will be billed to the guest on the reservation.
